Frequently asked questions

A few practical answers.

What you receive, how the process works and what the report is designed to explain.

What is a Location Intelligence Report?

A professionally prepared report that brings together demographic, workforce, traffic and available mobility information for a location’s market. It provides context to accompany a commercial property listing.

Who is it for?

Independent commercial real estate brokers, property owners and organizations that want a clear presentation of market context for retail, office or industrial listings.

What do I need to provide?

Start with the property address. If there is more than one possible building or parcel, we may ask you to clarify the location. You do not need to gather the data yourself.

Do I need software or a subscription?

No software to install. Nothing to learn. No long-term agreement. You receive the prepared report rather than access to a data platform.

Where does the information come from?

Reports use applicable public and licensed sources, such as Census/ACS demographics, employment data, transportation-agency traffic counts and aggregated mobile-location information. The report identifies the sources and periods actually used.

Is the information specific to my property?

The address anchors the analysis, but many measures describe a defined market area rather than the property itself. We identify the geography used for each measure and distinguish area activity from activity at an individual venue.

Does every report contain the same data?

The report follows a consistent framework. Coverage, available dates and privacy thresholds can affect which measures are available. We confirm material coverage limitations and identify unavailable information clearly.

How much does it cost?

Contact us for current pricing. We will confirm the cost before work begins.

How long does it take?

We confirm the expected delivery time when we review your address and the required data. We will give you a delivery expectation before work begins.

How will I receive it?

The planned standard delivery is a PDF report that you can review and share under the agreed usage terms. Any additional formats or requests can be discussed before production.

Can I use it in my listing materials?

Listing marketing is the intended use. We confirm permitted sharing, excerpts, attribution and reuse before delivery, taking account of the underlying data licences.

Does LIR tell me what a property is worth or whether a tenant will succeed?

No. LIR describes market context. It does not provide an appraisal, valuation, suitability assessment, sales or foot-traffic forecast, or guarantee of investment or business performance.
